Won't the Council take my needs into consideration anyway?

That's the £64,000 question! In principle all Councils should represent the present and future needs of local communities. However there is no guarantee that they will take your point of view into consideration - especially when they don't know your point of view!
The whole point of public consultation is to enable people like you to make your case either for or against the application in a way which will guide the planning officer to making a positive decision for the community.

​Current National planning policy guides local authorities to approve sustainable development. There is no longer a presumption against development (as was the case a few years ago) and so they need to be able to prove the application is not sustainable before they can refuse it. This is where you come in.


We have seen many occasions where planning officers have been misled (or at least tactically guided) by applicants in such a way that they have missed important points which we (on behalf communities and individuals) have subsequently introduced and guided the officer towards reasons for refusal which had first been missed.

In short Council should take your views and needs into consideration, however they rely on planning objections (and support) to raise issues that will lead them towards the right decision; whatever that may be.

The most important thing is to raise material considerations as reasons for refusal - and to assess and comment on the sustainability of an application - by doing this you are giving yourself the best possible opportunity for the council to support your position. 

In other words (in our professional opinion) YES! - Your opinion counts!

This website and associated online services are provided by The Planning Objection Company Ltd (trading as iObject.co.uk).  The business was founded in 2012 to provide a dedicated planning objection advice and consultancy service - specifically helping those people wishing to oppose planning proposals.

Planning applications submitted throughout the UK are able to be challenged by members of the public for a wide variety of reasons.  However, how this is best achieved is generally unclear and can be extremely daunting to the uninitiated.  We are planning consultants who specialise in helping people to get their views heard during the planning application phase of building and development projects.  We currently cover the English and Welsh planning systems - which are governed by the Town & Country Planning Act 1990 (As amended) and by various National Planning Policy Guidance, along with statute and related policies.  Local plans and planning authorities also have their own individual planning policies that add additional layers of complexity to the objection and representation process. 

​We are here to make the objection process simple, concise and straightforward - enabling our customers to build the best possible case for halting inappropriate development.

​Our team comprises private practice Professional Members of the Royal Institution of Chartered Surveyors (RICS), Professional Members of the Royal Town Planning Institute (RTPI), planning officers and independent planning specialists.
