Thank you very much for this and apologies for not replying sooner. I think you have very successfully captured all the points I needed to make.  [We have] been under siege from developers for the last four years or so in the continued absence of a Local Plan.  As such we have written many objection letters which are routinely ignored; I have come to the conclusion that objections must be expressed in "planning language" and hence it is essential to employ proper professional help such as yourself.  Rereading the application alongside your letter, I'm reminded of just how poor so many planning application documents are. This one is full of mistakes with so many incorrect details. In my career as a [scientist], such errors would cause the document to be rejected and the author sent back to square one, but it just seems to be accepted in planning applications which I find very frustrating.  I think it is likely that [the LPA] will reject this... The [LPA] have extended the consultation period, and it's still very difficult to discuss with neighbours during lockdown.  The cynic in me says that this is why the application has been submitted now!

Thank you for your additional comments. I wanted to let you know that the planning committee decided to REFUSE this application. We are obviously very happy about this and think it is largely because of the letter you wrote for us. So thank you very much! I am still trying to find out the grounds for refusal by the committee but I do know that there were 5 objection letters, including ours, and 2 letters in support.
 
The owner will no doubt re-apply for planning permission....last week, she had a 2m fence put up between the existing house and the eastern half of the garden (where she applied for permission to build a house) - I have learnt that she plans to put her House on the market - so good riddance!

Get Taken Seriously

You need your views to be taken seriously by the authorities and to persuade them to refuse planning permission.  At the very least you will need to put forward a persuasive argument to influence the local authorities decision - because once planning has been approved: There is no right of appeal!

This website and associated online services are provided by The Planning Objection Company Ltd (trading as iObject.co.uk).  The business was founded in 2012 to provide a dedicated planning objection advice and consultancy service - specifically helping those people wishing to oppose planning proposals.

Planning applications submitted throughout the UK are able to be challenged by members of the public for a wide variety of reasons.  However, how this is best achieved is generally unclear and can be extremely daunting to the uninitiated.  We are planning consultants who specialise in helping people to get their views heard during the planning application phase of building and development projects.  We currently cover the English and Welsh planning systems - which are governed by the Town & Country Planning Act 1990 (As amended) and by various National Planning Policy Guidance, along with statute and related policies.  Local plans and planning authorities also have their own individual planning policies that add additional layers of complexity to the objection and representation process.
